Good to know

Your questions.
Clear answers.

Understand the main parts of your tenancy, with links to official guidance when you need more detail.

What is a Private Residential Tenancy?

Most new private lets in Scotland use a Private Residential Tenancy (PRT). It is open-ended rather than ending on a fixed date. Read the agreement and supporting notes carefully, and ask us if a term is unclear.

How is my deposit protected?

Your deposit should be lodged with an approved tenancy deposit scheme and you should receive the scheme information. Keep it with your inventory and tenancy agreement.

Who pays the bills?

Your agreement should explain which bills you are responsible for. Check this before moving in and arrange council tax, energy, broadband, and any other agreed services in good time.

How do I report a repair?

Use RentLocally’s Repair Reporting route and the instructions supplied for your property. If there is an urgent risk to people or the property, use the emergency guidance rather than the general enquiry form.

What happens when I move out?

Give at least 28 days’ written notice. Return the property clean, remove belongings and rubbish, return every key and report damage beyond fair wear and tear. The checkout inspection is compared with the original inventory and photographs.

How is my deposit returned?

After checkout and agreement of any matters, the release process starts through the approved deposit scheme. If you disagree with proposed deductions, you can use the scheme’s dispute process.
