A property-specific assessment, not an instant promise

Two homes in the same postcode can appeal to different tenants. Location, layout, condition, furnishing and the timing of a let all matter when discussing a realistic asking rent.

An advertised rent is not necessarily the rent achieved. A rental assessment should consider relevant comparable homes and the circumstances of your property rather than promise a guaranteed figure.

  • Location and the street itself, not only the wider area
  • Layout, number of bedrooms and how the rooms are used
  • Condition, recent work and anything that still needs finishing
  • Whether the home is let furnished, part-furnished or unfurnished
  • When you hope to let, and how flexible that date is
02

What to tell the Edinburgh team

Start with the address or postcode and whether the property is vacant, currently let or being prepared for letting. Your phone number and a message are optional.

Useful additional details include the number of bedrooms, furnishing, recent work and when you hope to let. If a tenancy is already in place, mention that so the discussion reflects your current position.

03

Choose the support that fits your plans

You may want to discuss advertising, finding a tenant or ongoing management. The team can explain the options and provide the proposed scope and fees in writing before you decide.

Submitting this enquiry is a request for a conversation. It does not instruct RentLocally to market the property, change an existing tenancy or agree a management contract.

Already with another agent?

Tell us about your existing arrangement before planning a handover. Review the agreement and any notice requirements first; the right next steps depend on those terms and whether a tenant is in place.

Common questions

Will I get a guaranteed rent figure?

No. A rental assessment gives you a realistic view to plan around. The rent actually achieved depends on the property, the market and timing when it is advertised.

Do I need to share my phone number?

No. The form asks for your name, email and property address or postcode, but your phone number is optional. Add one if you would prefer a call.

When will I see fees?

The proposed scope and fees are provided in writing before you decide on a service.

The property is outside Edinburgh. Can I still ask?

Yes. If another RentLocally office is closer, the team will point you to it. You can also use the office finder.
