We want every tenant to feel supported, informed, and confident throughout their tenancy. This page brings together everything you need to know about living in your property, what you can expect from us, and how we can work together to make your tenancy straightforward and stress-free.

Basic Maintenance All Tenants Are Expected to Complete
All tenants are required to "live in a tenant like manner' which includes completing Basic routine maintenance such as, but not limited to:
- Bleeding air from your radiator to relive cold spots
- Re-pressurising your central heating system
- Replace light bulbs, and fluorescent tube starter motors
- Reset the electrical fuse board if any of the fuses trip
- Replacing electrical fuses in plugs
- Clean the hose, and replace the filters in the vacuum cleaner
- Clean the filters in the washing machine, dishwasher and tumble cleaner
- Keep the bathroom and kitchen extractor fans dust free, and the kitchen extractor fan or cooker hood, grease free.
- Replace back up batteries in smoke alarms, heat detectors, carbon monoxide alarms and doorbells
- Prevent unwanted pests and vermin from infesting the property by maintaining a hygienic environment. This includes storing foodstuffs in sealed containers and not leaving any foodstuffs out, especially crumbs!
- Clear minor drain blockages with retail chemicals such as "Mr muscle sink and drain unblocker"
- Use a plunger clear a blocked toilet
- Prevent excess condensation and the resulting black mould growth.
If a contractor is called out to your property to fix anything you could reasonably be expected to fix or replace yourself, you will be charged the cost of a call out and the repair or replacement

What We Expect From You as a Tenant
We want your tenancy to be smooth, comfortable, and hassle-free. To help make this happen, there are a few simple responsibilities we ask all tenants to follow while living in a RentLocally property. Full details can be found within your Private Residential Tenancy agreement, but here are the key points to be aware of:
Pay Your Rent on Time
Please ensure your rent is paid in full and on the agreed date each month.
If you ever experience difficulties, contact us early - we’re here to help and communication is key.
Look After Your Home
Treat the property as you would your own home by:
- Keeping it clean and well ventilated

- Replacing everyday items such as lightbulbs and batteries
- Where applicable, maintain any garden or outdoor space included in your tenancy
Report Repairs Quickly
If something breaks or stops working, let us know as soon as possible.
Reporting issues early helps us fix problems faster and prevents bigger repairs later.
No Alterations Without Permission
Please do not decorate, change locks, or make any alterations to the property without written permission from us first. This includes putting pictures up on walls or using adhesive products such as Blu Tack or similar items to hang decorations.
If you are unsure, please check with us before making any changes, as damage caused by alterations or fixings may need to be repaired and could result in deductions from your deposit at the end of your tenancy.
Be Considerate to Neighbours
Respect your neighbours by keeping noise to a reasonable level and avoiding behaviour that could cause disturbance or complaints.
Provide Access When Needed
We will need access for inspections, safety checks, or repairs. We’ll always give the correct notice before we access the property, and we ask that reasonable access is allowed.
Follow Safety Guidance
For your safety and others:
- Do not tamper or disable smoke or heat alarms
- Test alarms regularly where required
- Report any safety concerns immediately
Who Lives in the Property
Only tenants named on the tenancy agreement should live in the property unless agreed with us in writing. If someone is living in the property longer than 6 weeks then you would inform us straight away.
Keep Us Updated
Please let us know if your contact details change or if you plan to be away from the property for an extended period.
Checking Out – What We Expect
When your tenancy comes to an end, we want the checkout process to be straightforward and stress-free. Returning the property in good condition helps us complete your checkout quickly and allows your deposit to be returned without unnecessary delays.
Giving Notice
Under your Private Residential Tenancy, you must provide at least 28 days’ written notice if you plan to move out.
Once notice has been received, we will guide you through the next steps to help make the process as smooth as possible.
We will also send you a checkout checklist closer to your move-out date. This provides full details of what is required, but here are some helpful tips to get you started:
Leave the Property Clean
Please return the property in a clean condition, similar to when you moved in (allowing for fair wear and tear).
This includes:
- Cleaning all rooms, floors, surfaces and skirting boards
- Cleaning kitchen appliances, including the oven, hob, fridge, freezer, washing machine etc
- Cleaning bathrooms, showers, shower heads and tiles
- Removing all rubbish and personal belongings, if any items are left in the property you may be billed for the removal
- Emptying all bins
- When cleaning a property it's not enough to use hot water, cleaning products should be used where needed.
Leave the Property in Good Condition
Before leaving, please ensure:
- Any damage beyond normal wear and tear is repaired or reported
- Lightbulbs are working where possible
- Furniture (if furnished) is returned to its original position
- No belongings are left behind
Return All Keys
All keys issued at the start of your tenancy must be returned, including door keys, window keys, fobs, or parking permits.
Failure to return keys may result in charges if locks need to be changed for security reasons and taken from your deposit.
Final Inspection
A checkout inspection will be carried out after you leave, comparing the property against the original inventory and photographs to ensure everything is assessed fairly.
Your Deposit
Your deposit is protected within a Scottish tenancy deposit scheme called Safe Deposit Scotland. Once the inspection is complete and any matters are agreed, the deposit return process will begin through the scheme. If you do not agree with our deductions then you will have the opportunity to disagree with this within the Safe Deposit Scotland process.
We never want to make deductions from a tenant’s deposit and always aim to be fair and reasonable when assessing the property at checkout. However, if the property has been damaged beyond fair wear and tear or left in an unclean condition, deductions may be required to cover the cost of putting things right.
