If you have an urgent problem with your rental property outside of our office hours, please refer to the guide below to determine the best way to resolve the issue and who to contact.
Please ensure that you only call a contractor for genuine emergencies. You will be responsible for covering the full cost if it turns out that the repair was not justified.
Gas Leak
National Grid - 0800 111 999
No Power Supply
Check the fuse board, neighbouring properties, and your supplier for known faults. It is an emergency if there is a total loss of power not affecting neighbours (contact one of our emergency electricians).
Total Loss of Water Supply
Check the stopcock, neighboring properties, and your supplier for known faults. Please contact Scottish Water if there is a total loss of water supply also affecting your neighbours: 0800 0778 778. If it is only affecting your property, please refer to one of our emergency contractors.
No Heating/No Hot Water
It is only an emergency between 1 October and 31 March. Please check the manual for the boiler (or immersion heater) and your thermostat as in most cases you would need to pressurise or reset the boiler.
Fire or Serous Disturbance Posing Security Risk
Please contact the emergency services on 999.
Plumbing Leaks
It is only an emergency if it cannot be contained and is causing damage. Please turn off the water supply in the property (stopcock). Alert neighbors if the ingress is from their property. If the leak cannot be contained, please refer to an emergency contractor.
Drain Blockages
Blocked basin, sink and bath, issues with the toilet flush are not emergencies. A blocked toilet is an emergency if you don’t have a second toilet facility in the property. If you only have one toilet and it cannot wait until the next working day, please refer to the emergency contractor.
Locks/Doors
It is an emergency if you are unable to secure the property, lost keys, or locked out. If this happens when the office is closed, please refer to the emergency locksmith. If you lost the key and there were no issues with the lock, you will be liable for the costs of getting a new key/lock.
